Walk every opening, not just the leaking one

We measure each opening, note which elevation it faces, check the stucco below the sill and probe anything that reads soft. You get a list by opening rather than a single number, and any wall repair we suspect is priced before the order goes in, not discovered after the crew has started.

Specify by elevation and by test data

Glass package, sash type and frame material are chosen wall by wall. On the storm-facing elevations we quote compression-sealed sash and show you the water penetration resistance test pressure off the manufacturer's report. On sheltered walls we will happily quote the cheaper slider and say why it is fine there.

Build the opening before the window arrives

The sill gets a sloped pan with turned-up end dams, the fin is bedded in sealant, the jamb and head flashing lap in the right order under the barrier, and the perimeter joint is backed with rod and sized for movement. Concealed work is photographed before it is covered.

Water test, then close it up

Before stucco patching and interior trim go back, exposed openings get a hose or a spray rack worked around the perimeter while somebody watches the inside face. Finding a mistake at that point costs an afternoon. Finding it in February costs a wall, and you get the photographs either way.

Do I need a permit to replace windows in Ventura?

Replacement windows and doors are normally permitted work in the City of Ventura, and the inspector will look at safety glazing in hazardous locations, escape and rescue openings in sleeping rooms, and any structural change to an opening. We pull the permit as part of the job and hand over the manufacturer's data the inspector will ask to see.

Why does one window only leak in some storms and not others?

Because rain alone rarely gets in. A leak that appears in one storm and not the next is almost always wind-driven water being pushed up the wall and through a flashing gap at pressure. My window is fogged. Do I need a new window?

Usually not. Fog between the panes means the sealed unit failed, and if the frame is straight, the hardware works and the sill is dry, we replace the insulated glass alone for a fraction of the cost of the opening. The exception is a stained wall below the sill, which means the flashing has gone and the glass is only the symptom.

How long does a whole-house replacement take?

For a typical single-storey house, most of the work runs three to five working days on site once the units have arrived, which is usually four to six weeks after the order. Full-frame replacement with stucco patching adds time for the patch to cure and be painted, and we schedule the water testing before that patch goes on.
